Otis Allen Jeffcoat, III

Allen Jeffcoat joined Turner Padget in 2012 after practicing law with his own firm in Myrtle Beach since 1985. He brings a wealth of experience to Turner Padget in the fields of real estate, environmental law, corporate law, foreclosures, estate planning, and consumer and business bankruptcy. Allen, who is licensed to practice in both South Carolina and North Carolina, represents individuals, developers, realtors, lenders, and local, state and federal governmental agencies. He also represents condominium and planned unit and timeshare development associations with issues related to commercial real estate ventures, contract disputes and other litigation matters. He is licensed as a real estate title insurance agent. 

Allen is a sought-after speaker on topics related to his practice, including real estate development, leasing issues, hazardous waste, wetlands regulation, beachfront management issues and other environmental matters. He has testified in state and federal court as an expert witness in the areas of real estate restrictive covenants enforcement and commercial leases, real estate closings, marketable title to real estate, title examinations, and the real estate attorney’s standard of care and applicable ethical requirements.

An active member of the Myrtle Beach community, Allen donates a significant amount of his time to non-profit causes, including the YMCA of Coastal Carolina, Princeton University’s Alumni Association, the Rotary Club of North Myrtle Beach, Waccamaw Community Foundation and his church.

  • Represented a purchaser/owner in the purchase and operation of a large luxury condominium hotel complex
  • Represented a developer involved in a luxury fractional ownership project
  • Advises individuals and businesses in dealing with financial stresses, including pre-bankruptcy planning
  • Guides individual debtor clients through bankruptcy proceedings
  • Advises creditors on commercial bankruptcy issues
  • Handles complex probate administration and litigation matters
  • Assists clients with creation and implementation of estate plans, including asset protection strategies
  • Represents large and small property owner associations, condominium associations and private clubs and their boards of directors in drafting governance documents and covenants, and counseling on governance matters, contractual issues and assessments collections
  • Advises clients in the formation of business entities, including limited liability companies and corporations
  • Provides counsel related to business disputes that arise among owners
  • Represents lenders, real estate developers and owners in connection with the acquisition, development, financing, restructuring, operation and sale of projects ranging from hotels, planned residential and multi-use developments, condominiums, office buildings and shopping centers
  • Negotiates leases for commercial landlords and tenants
